Ridgeway

Everyone who touches a building works from the same record.

Property firms in Accra often run ten or twenty buildings out of spreadsheets, chat threads, and paper. Ridgeway is what replacing that looks like. Staff, owners, tenants, and field crews share one system for rent, repairs, and jobs. The public site where people browse empty units stays as it is.

The problem

The buildings are fine. The tools are the problem.

Office staff live in a spreadsheet. Owners ask for updates in chat and wait. Tenants report a leak to whoever answers first. Caretakers carry paper and guess which flat. Nobody can see the same picture of the portfolio twice.

We kept the brief narrow on purpose. Fix the system the business runs on. Leave the marketing site alone. Do not pretend this is accounting software.

What we built

Four roles. One record.

  1. 01

Staff web covering every building, unit, lease, tenant, open repair, and rent period across the whole book from one command screen.

  2. 02

Owner views locked to the buildings that owner actually owns: occupancy, open issues, rent collected against rent still due.

  3. 03

Tenant web and a light phone app to file a repair with a photo, follow it from received to done, read rent reminders, and report a payment for staff to confirm.

  4. 04

Field phone app with the jobs assigned to you, status changes made on site, and a completion photo attached before anything closes.

  5. 05

A repair lifecycle that holds its order: received, assigned, scheduled, done. A ticket is never deleted once it exists.

The hard parts

Where the craft actually went.

One owner never sees another owner's money

That is the failure that ends a project like this. The check runs on the server for every read. Hiding a link is not enough.

Leases that expire

When a lease ends, the tenant can still sign in. The unit, its repairs, and its rent are gone for them. No stale home screen pretending they still live there.

One record, two editors

Two staff working the same repair cannot each save a copy where one quietly wins. There is one work order, plus a history of who changed what. History can be added to. It cannot be rewritten.

Built for a roof in the rain

The caretaker's app is a short list, a status control, and a camera. Everything else would be noise on site.

Why it matters

Software staff actually open on Monday.

Ridgeway shows we can model real roles with real consequences, and build for the office and the site at once. If your business still runs on chat and a shared sheet, this is what replacing that looks like. No marketplace nobody asked for.
